We have built several houses over the years, and have come to know just the qualities to look for in a contractor who will built or remodel a house on time, on budget, and most of all, be able to work with all the people it takes to make the construction journey a success. Nick Garnero completely fills the bill! We selected him over several other candidates because of his reputation, his enthusiasm, and most importantly his skillful ability to interact with our architect, decorator and especially with us as the owners. In fact, after working with him for several months, we were so confident in his professionalism that we went away for three months assured that we would come back to find everything we hoped to have been completed. We were not disappointed. Indeed at the end of our project, we were sorry to see Nick, his workers and subs leave, as they had all become part of our family. Little did we know what lay ahead of us! Four years later, on December 22, 2008, at 12:15a.m. a 80 ton, 120ft Monterey pine fell through the bedrooms of our house. I was on the phone to Nick’s voice mail within an hour, and at 7:45a.m. that morning he was on our doorstep ready to help. His crew and subs worked six to seven days a week, sometime eight to ten people strong, for seven weeks, and on February 10th, 2009 the house was completely restored to its former beauty and we were whole again. His positive spirit, energy, and most of all, humor kept us going through one of the more difficult time of our lives. My wife and I spent the last three years working with Garnero Construction and Nick Garnero as he built our dream home. Since we lived in Silicon Valley during the construction, it was critical for us to have someone local running the project who was both very good, and very reliable. From early in the design process, Nick worked very closely with the architect to sort out details of construction and the most cost-effective approach. During the construction process, Nick was on site nearly every day, working with his site foreman and subcontractors, despite running multiple job sites. Nick has a great crew, many of whom have worked with him for a long time. He also has a terrific group of high quality subcontractors. Nick is different than many contractors in that he typically spent time with his crew, the subs, and the architect planning how best to do something before actually starting something tricky or unusual. We chose Garnero Construction to perform an extensive remodel and expansion of our small cottage in Carmel by the Sea. We are extremely pleased with the resulting house. Garnero Construction’s integrity, cost and schedule control were excellent. Their overall performance fully met and exceeded our expectations. The project manager assigned to our house was excellent in all respects. The subcontractor team members were professional in all respects and adhered to the high level of craftsmanship expected by Garner Construction. Communications between the project manager and ourselves was excellent, where problems or alternatives were identified they were fully explained and if work arounds or changes were needed they were accomplished without loss of quality or major cost impacts. Our project was challenging in several respects, a tight budget, success oriented time line and strict Carmel building standards. Our budget required tight cost control, this was accomplished without sacrificing quality and the finished house embodies all of the characteristics and features embodied in the house designers concept. At the time we moved in there were very few open items on the “punch list”, all were speedily resolved to our satisfaction. Some impressions of Garnero Construction: Aggressive project management and oversight. Communications are open and two-way. Mutual respect between customer and builder. Very few if any budgetary surprises. Problems quickly communicated, nothing hidden or papered over. Project estimates detailed, accurate and fully documented. Cost control is ongoing during the project, if a less expensive subcontractor is identified during construction the savings are passed on to the customer. If less expensive methods of construction or materials are identified and they do not reduce overall quality or eliminate desirable design features they are quickly brought to the customers attention for consideration. We have worked on several residential construction and remodel projects over the last 20 years. We chose Nick Garnero with Garnero Construction Inc for our most recent project, an extensive remodel in Carmel by the sea. Nick established a plan working closely with our architect. The plan details made it easy to follow progress and costs. The project was done on time and budget. We are extremely pleased with the quality and craftsmanship of the work done by his own workman and the subcontractors he selected for the project. We had to communicate with Nick while away from the project for several months and always obtained clear answers to our questions and suggestions. We are completely satisfied customers. "I never met anybody who still likes their contractor after the project is done" we have heard from so many friends that we've told about Nick Garnero. We just rebuilt a house in Pebble Beach and, a year in advance, planned a house-warming party during the U.S. Open. We gave the job to Nick contingent on his belief he could meet the date. Bottom line, we had a wonderful party with a beautifully completed house and introduced Nick to everyone at the party. My favorite story is me asking Nick if its possible to put in a stairway (about 30 feet vertical) to the upper scenic hill. We were also asking Nick at the last minute (three days to go till the party) to put in a deer fence around the property (1.7 acres) to protect our new landscaping. Nick's response to my stairway request was, "Which do you want by the party, the deer fence or the stairway?" I said, "So, its either or?" He said, "No, its neither". I understood and didn't press it. The next day I went to the property and found two crews, one finishing the fence and the other starting a stairway which was finished in time for the party along with the fence and all of our guests were able to hike up the stairs to see the magnificent view. Nick was unrelenting when it was time for us to act so he could stay on course: "You have to pick the flooring by such and such a date. The faucets by a week after." He, not us, kept the project on schedule. Everything that we noticed that needed attention got done immediately. HIs crew was fantastic. They respect Nick and jump to his commands. They worked hard and fast and never slacked off ever for the better part of a year. At the end of each day, the work site was cleaned. In essence, the only surprises were good ones. One of the unexpected upsides, was Nick's selection of sub-contractors. We were always pleased with his subs and got to know them and even became friends with several. I'll include, architects, plumbers, electricians, stone workers, and you name it. All top quality and a pleasure to work with. No, we are not related in any way to Nick Garnero although we did consider adopting him. We didn't get paid for this testimonial, although, I don't think he went broke on this project either. All around it was what both Carolyn and I consider a "win-win". I would be happy to do another such project with Nick and both Carolyn and I are happy to give him our highest recommendation. Choosing Garnero Construction was the best decision we made in our Carmel Remodel. We began working with Nick Garnero in 2004 on our cottage remodel on the sands of Carmel by the Sea. Five years later we moved in to the quintessential Beach Cottage. This however, was not an easy five years. He had to deal with the Historical Society, a difficult city planning department and disgruntled neighbors; along with the daunting task of building an underground garage right out of the shifting sand of Carmel Beach. Nick worked with us on every detail and always made sure everything was done on schedule and very professionally, even though circumstances were difficult at best. We turned the entire project onto Nick as we were either traveling or at our other house in Santa Fe; so we never really got involved with the building process.
